What is included in the rent?Rent includes all bills for the property from gas and electric to council tax and water rates. It also includes high-speed broadband, full TV subscription in communal areas to either Sky or Virgin (inclusive of movies and sports), a weekly cleaner of the communal areas, window cleaner and bi-weekly gardener. The washing machines and tumble dryers are extra and operate on coin meters.

What furniture is provided?We provide a bed, mattress, mattress protector, wardrobe, chest of drawers, bedisde table, desk and a chair it is possible for some items to be added or removed dependant on your requirements.

Do you have wifi?Of course! We have high speed broadband and boosted wifi throughout our properties to ensure you can all connect to the network no matter where you are in the house/garden.

Do you accept couples?Unfortunately, we do not have the ameneties to accomodate for couples in our rooms.

Do I need references?Yes, we need to take previous landlord and current and/or new employment references. You will be asked to complete a tenant application form, which will be sent directly from us, to collect all relevant information.

Who lives in the house?The majority of housemates are young professionals aged 24-35. They work in public service, engineering and management. Many of our housemates are new to the area and are looking for like-minded people to socialise with.

Do you do short-term lets?The minimum tenancy agreement is for six months. HJowever, we know this doesn't work for everyone, you may have a probation period in your new role or only have a short term contract and do not want to commit to a full six months, so in these circumstances we can work with you to reduce the fixed term.

How do I take a room?We like to chat and meet with you before we can offer you a room, as we feel it is important to fit like-minded people together in the samehouse. We will arrange to meet you at the house to show you around and see if the room available suits your needs, where possible we organise this so you can meet some of your potential housemates. At this point if it works for all of us, we will send you our tenant application form and we will start the referencing process.

Can I use housing benefit for the rent?Sadly, no, we do not take DSS tenants.

Can I leave early?We always ask for one calendar month's notice when you decide to leave us. If you leave within your tenancy term (six month agreement) you will continue to pay the rent until a suitable tenant to replace you is sourced, referenced and moves in.
